Scotland’s top property trend predictions for Summer 2021 – The Urban Village Living

With our day-to-day routines having changed dramatically in 2020, the priorities and preferences of prospective homebuyers have altered significantly as well. With summer just around the corner, today our property experts at VG Homes 2019 LTD are looking at what are the new trends & preferences in the property market in Scotland for the upcoming summer months and revealing why one of our recent exciting property developments ticks all the boxes!

“Urban Village Living”

is topping the wish list of prospective homebuyers

According to our market experts & analysts, buyers’ desire for “urban village living” is gaining a momentum and topping the ranking across homebuyers in Scotland.

“What we are currently witnessing is a drastic change in the housing market which results from the major shifts in peoples’ day-to-day lifestyles,” says one of our top property marketers. The rise in popularity of urban village living is related to the significant increase in people working from home. And with the daily commute to the office in the city centre no longer a hugely deciding factor in the homebuying process, urban village living is being added to homebuyers’ wish lists.

Urban village

What is Urban Village Living?

To put it simply, urban village living offers the best of both worlds - the ideal urban village location offers residents all the comfort and sense of community that comes from the calm & peaceful village lifestyle in a perfect combination with the added bonus of having all the amenities of a large city within close proximity, providing opportunities for shopping, dining, entertaining, commuting, etc. In other words, many people are attracted to the idea of a slower pace of living, a closeness with nature, connection with the local community & neighbours and a strong feeling of belonging. Yet they want to have the convenience and all the benefits of remaining close to a city, where museums, theatres, cafes, bars, restaurants and shops are just a short journey away.

Ticking all these criteria boxes and fast emerging as a property hotspot is the beautiful and peaceful area of the Clyde Valley in South Lanarkshire with many quiet and picturesque riverside villages right on the banks of the River Clyde, just equidistant from Glasgow and Edinburgh!

Location, location, location

Kirkfieldbank is a small village in South Lanarkshire with approximately 900 residents, located directly on the banks of the River Clyde. It is situated approximately one mile from Lanark and two miles from New Lanark, one of the six UNESCO World Heritage Sites in Scotland. Historically, Kirkfieldbank was economically dependent on horticulture, with the fertile soil of the Clyde Valley referred to as the ‘Fruit Basket of Scotland’. The lands surrounding Kirkfieldbank were noted for their fruit farms, particularly apple orchards and plums. Kirkfieldbank has also been a historic bridging point over the river Clyde. The Clydeholm Bridge, often used as an icon for the village, dates back to the late 17th century, when it replaced an earlier ferry across the river. Today, Kirkfieldbank is primarily a commuter village, due to its proximity to the larger towns and cities, including Lanark, Hamilton, Glasgow and Edinburgh.

Although just over a mile from the centre of Lanark, Kirkfieldbank is a quite separate vibrant community with its own distinct identity and its own facilities, services and amenities. The community continues to have many of its own facilities and amenities, which include: Kirkfieldbank Parish Church and Church Hall, Primary School, Community Hall, Clyde Valley Kindergarten, Riverside Store, Montessori Nature Nursery, a local park, the Clyde Valley Caravan Park and football pitches.

As abovementioned, the small village of Kirkfieldbank is less than 5 minutes-drive to Lanark by car and Lanark is the best-known town within the Clyde Valley and is traditionally the county town of Lanarkshire, providing all of the other required facilities and amenities, including access to the rail network, a broad range of local shops, supermarkets, banks, post office, health centre, leisure centre, gyms, boxing & dancing clubs, retail park, a great selection of pubs & cafès and restaurants and a variety of sports and recreational facilities including the Lanark Golf Club as well as many famous Clyde Valley garden centres, providing a huge range of shopping and physical activities. Lanark also has a selection of excellent nurseries, playgrounds, and modern Grammar and Primary schools.

In addition, Kirkfieldbank forms part of the Clyde Valley tourist route and is close to the popular tourist attraction of New Lanark - beautifully restored 18th century cotton mill village close to the Falls of Clyde, attracting visitors from the local area and beyond as it is internationally recognised as a UNESCO World Heritage Site. What’s more, in the area are also the beautiful Castlebank Park and Lanark Loch, providing excellent walks and incredible nature sights for the outdoor enthusiast as well as the area-famous Tinto Hill. At 711 metres at the top, Tinto Hill is a very popular landmark in the area, providing breathtaking views of the Lanarkshire’s horizon. The property is situated close also to the popular Clyde Valley Caravan Park sitting alongside the River Clyde offering a great weekend getaway in the summer months.

Lanark is much favoured also because of its good transport links through the local train stations, providing prompt and easy access to Glasgow and Edinburgh, giving good access to both West and East Central Scotland, ideally situated for commuting across the Central Belt of Scotland.

We believe that with its rural charm and peaceful scenic surroundings, the village of Kirkfieldbank is just the perfect place for anyone who wants to get the best of both worlds of the Urban Village Living – peaceful village lifestyle in combination with having all the amenities a short journey away!
